Our architects 3XN and our expert project team are collaborating and engaging with stakeholders on our design proposals.

From the outset, we have focused on designing a scheme that meets and where possible exceeds sustainability targets set out in planning policy and legislation. We are targeting a BREEAM Outstanding environmental rating for our scheme.

In considering options, the design team has adopted a “retention-first” approach and considered different ways in which the current building could be adapted for future users. Ongoing detailed technical (including “whole life carbon”) assessments continue to identify significant challenges to this, including an inevitable need for demolition, remediation and complicated engineering. The current conclusion is that, notwithstanding the land use, a new build approach (including upcycling of materials) is the most appropriate way to bring the site back into beneficial use.

We are pursuing a scheme design which seeks to transformatively, positively and creatively respond to the local context and neighbouring uses. This includes mediating between the taller buildings on Fenchurch Street and the prevailing heights along Crutched Friars.
